The vibrant city of Hyderabad is set to witness a significant surge in its real estate landscape, showcasing promising prospects and abundant opportunities in the coming years. As per the latest report by CBRE South Asia Pvt Ltd, Hyderabad is gearing up for a substantial launch of over 1.3 lakh housing units within the next two to three years. Alongside this, an estimated addition of 35 to 38 million square feet of high-quality business parks across various micro-markets is poised to reshape the city's real estate dynamics.


The strategic expansion of the technology sector and industrialization has been instrumental in steering residential development, especially in proximity to key office micro-markets like the IT Corridor and Extended IT Corridor in the western part of the city. West Hyderabad stands as the prime residential hub, catering to diverse segments - mid-segment, high-end, and premium categories. Meanwhile, North, East, and South Hyderabad's micro-markets are anticipated to attract mid-segment homebuyers, while Central Hyderabad remains focused on high-end and premium segments.


Hyderabad's real estate landscape is dynamically responding to homebuyers' preferences, with projects ranging between ₹45 lakh to ₹1.5 crore gaining substantial traction. However, the evolving market trends indicate escalating budgets owing to rising land and development costs, leading to larger unit sizes in various developments.

The gradual return-to-office trend is anticipated to accelerate leasing momentum in the city. With infrastructure already in place, IT Corridor remains a focal point for office requirements. Yet, the burgeoning supply in the Extended IT Corridor is offering more choices with comparatively lower rentals, catering to the evolving demands for flexible workspaces.
